The Sensory Engineering Behind Engineering Invisible Wellness

When one of the world’s largest Commercial Real Estate (CRE) firms relocated its Singapore operations to Marina Bay Financial Centre (MBFC), the objective was to create a flagship showcase of innovation and sustainability that supports employees through "invisible" wellness.

"Invisible" wellness is achieved by addressing the unseen sensory stressors that impact the daily performance of global CRE leaders and their teams. As a leading commercial fit out contractor in Singapore, TCG Singapore was tasked with translating these organisational values into a tangible reality inside one of Singapore's most high-pressure Grade-A environments, all against a compressed 10-week window.


Navigating the Constraints of Grade-A Corporate Office Fit-out Projects

Delivering a full-floor corporate office fit out within a landmark like MBFC involved navigating a natural friction between high-specification design and the realities of a "live" building. For this global CRE leader, we had to manage a 10-week programme while adhering to strict building management hours. As Grade-A towers operate on a principle of total uptime, our works had to result in zero disruption to neighbouring tenants.

The technical complexity was heightened by a sophisticated international supply chain. As the project relied on high-specification finishes and prefabricated components sourced from overseas, there was zero margin for error in site measurements and procurement sequencing. We managed these external variables alongside client-appointed vendors to maintain absolute control over the timeline, ensuring that design refinements introduced midway did not derail the budget or the move-in date.


How We Manage Live-Environment Logistics


To deliver a full-floor fit-out in 10 weeks within the constraints of a Grade-A tower, we rely on a methodology of agile project management to re-sequence trades in real-time as site conditions change. This means that if one area of the site is blocked, we immediately shift teams to another task to ensure the 10-week clock never stops.

Precise trade sequencing was the engine of this 10-week delivery. By coordinating with Wolf Design and W2Square Consultancy, we ensured that different specialists could work simultaneously on-site. This "parallel-path" execution allowed us to absorb design refinements without stalling the programme.


Logistics at MBFC Tower 1 also required rigorous lift-access management. Because premium materials arrived as finished units, we implemented a "just-in-time" delivery schedule to prevent site congestion. Working in lockstep with the global CRE leader, we ensured our presence remained invisible to other tenants while conducting our work efficiently.


The Impact of Award-Winning AV

The successful delivery of the MBFC project was defined by an uncompromising focus on AV technicalities that serve the human experience. This begins at the entrance, where a continuous 8.5m portrait-mode Absen LED videowall greets visitors to create a powerful first impression. Within the Town Hall, we integrated a 130-inch Samsung All-in-One LED and ScreenBeam technology to enable frictionless wireless content sharing.

Rounding out the state‑of‑the‑art AV offering is the Emerald Suite, a discreet hidden bar concept articulated through richly detailed bespoke joinery. The room is wrapped in crafted timber panels that discreetly integrate bar elements, Housing Shure MV7+ microphones and Rode video casters equipment, the space supports its dual function as a refined lounge and podcasting studio. This crafted backdrop creates an immersive setting that balances hospitality‑led warmth with professional-grade performance. The technical discipline required to execute this vision earned the project the prestigious Corporate Project Category Award at the 2025 Inavate APAC Awards.

Beyond aesthetics, the project achieved critical ESG milestones, securing the building’s Green Mark Platinum Certification. By optimising room settings, we were able to achieve a 22% reduction in power usage and a 65kg reduction in CO2 per room, per year. These metrics prove that high-specification AV environments can actively contribute to a firm’s sustainability targets while enhancing the operational performance of a Grade-A workplace.
