Logistical Bottlenecks in Newly TOP Towers


Delivering a high-spec newly TOP building fit-out within mixed-use developments presents a unique set of operational hurdles, particularly alongside live office and residential spaces. The primary constraint during this phase is often vertical transportation. Cargo lifts feature rigid height and weight limits, making it difficult to transport pre-assembled, large-scale architectural elements directly to higher floors. Close coordination with DP Engineers as structural consultants allowed the team to overcome this constraint.



For instance, when the team constructed a complex multi-floor interconnecting staircase featuring a spray-painted steel framework, solid timber steps, laminated tempered glass balustrades, and stainless steel cladding, the entire feature had to be broken down off-site. By disassembling the structure into modular sections designed specifically to fit restricted dimensions, materials could be safely transported with standard commercial cargo lift logistics and reassembled in place.



Undertaking heavy structural modifications, such as floor cut-outs, during standard working hours can disturb tenants and breach building management guidelines. To mitigate this risk, the site team shifted to a three-shift manpower schedule, programming noisy structural cutting and heavy deliveries for off-peak periods and night shifts, while reserving standard daytime hours for quieter installation works. This phased approach minimises disruption to tenants and keeps the programme on track to support early tenant occupancy.


Zero-Accident Execution Under Global Corporate Frameworks


Operating within high-spec commercial developments requires the project team to align site activities with stringent international safety frameworks. The client, a global energy MNC, prioritised rigorous Environmental Health and Safety (EHS) standards. Achieving full compliance while executing fast-track structural modifications required proactive safety management from day one.



To guarantee an EHS compliance corporate fit-out, the project team assigns a full-time Health & Safety Officer to enforce safety policies. High-risk activity, from heavy overhead hoisting to structural floor openings, operates under a strict Permit-to-Work system. Daily toolbox meetings and real-time hazard identification enable site managers to address potential risks before they impact worker safety or construction progress.


By maintaining rigorous safety audits throughout ongoing main building works, the team logged over 111,000 safe man-hours with zero accidents or incidents. This safety record protected site operatives and provided the client with complete operational certainty throughout the delivery cycle, further strengthened through digital platforms such as Oroko for real-time site data tracking and automated ESG reporting.


De-Risking Architectural Finishes



Delivering high-end design intent while managing site constraints requires proactive quality control, as interior details can be easily compromised by unverified field conditions or minor material variations. By working with Gensler as the interior design partner, the team was able to identify and resolve potential design clashes early through full-scale physical testing.



On this project, the construction of 68 physical mock-ups, ranging from staircase structural step sections to frosted film application tests, enabled the team to evaluate design feasibility and refine material interfaces off-site. This physical testing process eliminated costly site rework and ensured that complex custom joinery integrated smoothly with surrounding structural elements.



Sourcing premium materials like Volakas marble locally required the team to manage variations across multiple vendor stocks. To maintain visual consistency, the team conducted six separate dry-lay sessions, meticulously sorting individual slabs by vein orientation and tonality. This process ensured precise vein-matching across feature reception walls and book-matched limestone cladding on reception counters, delivering a flawless finish aligned with client expectations.
